Due to the uncertainty of future tax valuations and insurance costs, as well as construction costs which will be a function of the use of the building, a rental rate cannot be determined at this time. However, making certain assumptions about taxes, insurance, common-area maintainance (CAM) and construction costs (which we peg at no more than $5 million) it is perhaps not unreasonable to believe that the total average rental rate would not exceed $1.66 per square foot per month. But this is entirely speculative and cannot be relied upon until hard numbers
have been received and analyzed.

The 3-story building would make ideal office space for any business that wants large open spaces with a high-tech/industrial look. Creative enterprises will especially appreciate the ambiance of the building. Perfectly suited as office space for Architects, Advertising Agencies, High-Technology start-ups, a Downtown Medical Center, or support facilities for the Ballet, Opera or Alley Theater.
